GOUCAP
GOUCAPIndependent financial engineering · Real assets

Financial engineering for capital decisions in complex assets.

Structuring, valuation and independent opinions for infrastructure, mining and industrial assets—with explicit assumptions, supporting documentation and a clear source trail within each mandate.

When the decision calls for financial engineering

Structure capital or financing

Debt, equity or hybrid alternatives with documented assumptions and trade-offs.

Decide on investment, feasibility or CAPEX

Economic-financial model, scenarios and a documented decision basis.

Obtain a valuation or independent opinion

Appraisal or technical opinion framed by scope, information and limitations.

Navigate a special situation or transaction

Structuring and negotiation support within an explicit mandate.

Initial discussions are handled with discretion. When needed, information exchange can be formalised under a confidentiality agreement.

Selected mandates

Financial engineering applied to real decisions

Two recent engagements, presented in as much detail as confidentiality and applicable authorisations allow.

Independent opinions & valuations

Technical diagram for the opinion on an instrument linked to an iron-ore asset.
Technical composition · FCFF · present value of the instrument.

Mining · Structured finance

Large-scale iron-ore asset

Technical opinion on debenture/royalty cash flows.

Review of the internal consistency and assumptions of an FCFF model for flows associated with the financial instrument.

Estimated present value of instrument-related flows under the opinion’s conservative scenario.
US$386.5m

The figure refers to the analysed instrument, not the value of the underlying mineral asset.

Scope & context — Large-scale iron-ore asset
Role
Economic-financial analysis, model review and preparation of the technical opinion.
Deliverable
Technical opinion on debenture/royalty cash flows.
Evidence basis
Review of the FCFF model and the information provided; the estimated present value refers to the opinion’s conservative scenario.
Availability
Additional information may be considered case by case, subject to confidentiality, the contracted scope and applicable authorisations.

The scope is limited to the model and information provided. The opinion is not a valuation of the mine, an independent audit or an investment recommendation.

Urban development · Infrastructure

Smart City

Economic-financial modelling and appraisal.

Work undertaken through GOUCAP to assess the feasibility of a large-scale planned urban development.

Projected NPV for the landowner and Master Developer in the referenced work.
R$837m

Financial projection, not realised revenue or capital raised.

Scope & context — Smart City
Role
Cash-flow modelling, scenario analysis and technical appraisal through GOUCAP.
Deliverable
Economic-financial modelling and appraisal to assess the urban development’s feasibility.
Evidence basis
Referenced work in the founder’s public portfolio, with projected NPV for the landowner and Master Developer.
Availability
Additional information may be considered case by case, subject to confidentiality, the contracted scope and applicable authorisations.

The public portfolio also reports nominal projected GDV of approximately R$11.66 billion. GDV and NPV are different measures; both are projections from the referenced work.

Model values and projections do not represent assets under management, capital raised or realised returns. Additional information may be considered case by case, subject to the contracted scope, confidentiality and applicable authorisations.

Sectors

Sector focus

Selective focus on capital-intensive and operationally complex contexts.

Infrastructure & ports

Long-dated greenfield projects where capital structure determines feasibility as much as engineering does.

Mining & industrial assets

Cash flows linked to physical production, royalties and hybrid instruments.

Energy transition & circular economy

Decommissioning, materials recovery and assets whose value depends on verifiable measurement.

Special situations in real assets

Restructurings, idle assets and disputes where the decision requires a defensible number.

Approach

Approach & governance

Five stages, from qualification to execution support.

  1. 01

    Opportunity qualification

Fit, decision context, information needs and mandate boundaries.

  2. 02

    Information review

Structured review of the available data, documents and assumptions.

  3. 03

    Modelling & scenarios

Economic-financial analysis with traceable assumptions, sensitivities and risks.

  4. 04

    Alternatives & decision record

Capital or transaction alternatives documented with explicit trade-offs.

  5. 05

    Negotiation & execution support

Support through counterpart discussions and the agreed execution scope.

Principles

  • Traceable assumptions and documentation control
  • Sensitivity and scenario testing
  • Confidentiality and conflict-of-interest awareness
  • Explicit technical limitations and scope
  • Decision-making under uncertainty; no guarantee of future results
